There are 55m and 34m facades on public roads. Kypri is located on the west side of the island, 4 km from the port of Gavrio and 3 km from Batsi. For a holiday home, the location is the most ideal, as otherwise you will need to drive at least 45 min to reach the east side (eg Chora or Korthi) of the island.
Quite recently (summer 2019), we got a building permit for a two story house of 150 sq m. (120 sq m ground floor & 30 sqm upper floor) and with an additional basement space of approximately 135 sq m. In the building permit, the basement has a use of parking space. Of course, due to the slope of the plot, the basement is not completely below the ground surface and it can easily be used as part of the main house.
It is only 150m away from the sea, is amphitheatric, and is almost 40m above sea level with a sooth-west orientation and unobstructed sunset view. When one is so close to the sea and so high, the view is breathtaking. There is direct walking access to both Agios Kyprianos Beach (400 m) and Kypri Beach (700 m). The beach in Kypri is rapidly developing, as there is the hotel Perrakis pool bar and the island’s surfing club. Also within 2 km are the beaches of Agios Petros and Golden Sand, which are probably the best and most high-class on the island.
In addition to the building permit, another major advantage of the property is the ability to be connected to the public water supply network, freeing the future owner from the hassle of water tanks, drilling, etc. In the Cyclades this is at least very rare.
